Please read this Disclaimer carefully. It applies to every report, dossier, alert, score, dashboard, and data export produced by Gotham Parcels (together, “Reports”), and it is incorporated into our Terms of Service.
Gotham Parcels compiles, organizes, and analyzes publicly available records published by New York City government agencies, including:
| Source | Agency / System |
|---|---|
| DOB | NYC Department of Buildings — permits, violations, facade (FISP/Local Law 11) filings, complaints, certificates of occupancy |
| HPD | NYC Department of Housing Preservation and Development — housing maintenance violations, registrations, litigation |
| ACRIS | NYC City Register (Automated City Register Information System) — deeds, mortgages, liens, and other recorded documents |
| OATH | NYC Office of Administrative Trials and Hearings — hearings and case dispositions on city-issued summonses |
| DOF | NYC Department of Finance — property tax, assessed values, tax liens, and related records |
We are an independent company. We are not affiliated with, sponsored by, or endorsed by the City of New York or any of its agencies.
Reports are informational business intelligence about buildings, properties, and portfolios, intended for use by real estate, lending, brokerage, construction, insurance, and professional-services businesses in evaluating properties and market activity. Reports are not legal, engineering, architectural, title, tax, financial, or investment advice, and no Report creates a professional-client relationship. Compliance determinations (for example, a building’s facade/FISP status) should be confirmed with the agency of record and with qualified licensed professionals.
Gotham Parcels is not a consumer reporting agency as defined by the Fair Credit Reporting Act, 15 U.S.C. § 1681 et seq. (“FCRA”), and Reports are not “consumer reports” under the FCRA.
You may not use Gotham Parcels, or any information obtained from it, in whole or in part, to make decisions about any individual’s eligibility for:
Using Reports for any of these purposes is strictly prohibited and is a material breach of the Terms of Service.
Each Report reflects the underlying public records as of the “data as-of” date shown on the Report, not necessarily as of the moment you read it. Government sources are updated, corrected, backdated, and sometimes withdrawn on their own schedules; there can be a lag between an agency action and its appearance in published data, and between agency publication and our refresh. Errors, omissions, duplicates, and misspellings in the source records will propagate into Reports. We do not independently verify each underlying record.
REPORTS AND ALL DATA ARE PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTY OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING ANY WARRANTY OF ACCURACY, COMPLETENESS, TIMELINESS, MERCHANTABILITY, OR FITNESS FOR A PARTICULAR PURPOSE. YOUR USE OF REPORTS IS AT YOUR OWN RISK, AND LIABILITY IS LIMITED AS SET OUT IN THE TERMS OF SERVICE.
Before entering into any transaction — a purchase, sale, loan, lease, insurance placement, or contract — verify all material facts with primary sources: the agency of record (DOB, HPD, ACRIS/City Register, OATH, DOF), a title search, and your own licensed attorneys, engineers, and other professionals. Reports are a starting point for diligence, not a substitute for it.
If you believe a Report misstates a public record, email [email protected] with the property address and the record in question. We will review it against the published source and correct our compilation where warranted. Corrections to the underlying government record itself must be made with the issuing agency.
